Envelope and Weatherproofing Services

We provide a full range of services relating to the weatherproofing of new, existing and historic building envelopes. We have extensive experience in determining the many unique sources and paths of moisture penetration of all types of facades and roofs. Our experience has been gained in hundreds of investigations of water leakage involving extensive field testing, opening up of walls and roofs, and sampling and laboratory testing of the components of facades and roofs. We have examined high-rise office towers, apartment buildings, condominium buildings, commercial and industrial buildings, hotels, schools, colleges, hospitals, government buildings, residences and many other structures.

The following categories are typical of the weatherproofing services we provide:

  • Investigation of water leakage conditions in structures; field testing of all components of building facades and roofs, including masonry walls, special panel systems, curtain wall systems, balconies, windows, doors, skylights, equipment penetrations, flashings and sealants.

  • Evaluations and special tests of windows and curtain wall systems, including performance testing of windows and curtain walls in new buildings and testing of replacement windows in existing buildings; evaluation of glazing, weepage and weatherstripping systems.

  • Evaluation and tests of roofing membranes, including testing to identify leakage sources and extent of moisture penetration; inspection and evaluation of blistering and splitting of built-up roofing membranes; sampling and analysis of roofing cut-outs; evaluation of single-ply membranes and adhesives.

  • Examination of building sealants and weatherproofing coatings, including sampling and analysis of failures in acrylic, urethane, silicone and other sealant materials and including testing evaluation of alternative clear and opaque weatherproofing coatings.

  • Determination of causes of moisture condensation inside building foundations, exterior facades, insulated glass windows and roof eaves and attics.

  • Preparation of specifications and typical details for weatherproofing corrective work, including repairs recommended as a result of leakage investigations in existing buildings and restoration corrective work recommended in historic and other older structures.

  • Inspection of installation of weatherproofing components in new building construction and in building restoration projects.
